英文摘要Hedonic Price Model was used in this paper. By defining a coefficient (Spatial Respond Coefficient), which means the Investment Return Rate of residential house by subway construction in a certain year, Spatial Respond Coefficient (SRC)of residential houses was calculated in different distances from the stations of ShenZhen Line 1 subway from the beginning to the finishing year of the Line 1 construction. The result indicates: at the beginning of construction of Line 1,the residential houses in a distance of 200-300metre from the station had the biggest SRC; then, along with the construction of Line 1, the interval of biggest SRC transferred from 200-300metres to 300400 meters; around the time subway construction was completed, the interval of biggest SRC transferred to 100-200 and 50-100 meters from the station. This paper makes the impact of urban railway transportation on residential house price organic integrated in space and time. The conclusion of this paper will contribute to deepen our awareness of the impact extent and process of Urban Railway Transportation on residential house price around the station, but also to support government, developers and residents of their relevant decision-making.; Construction & Building Technology; Operations Research & Management Science; EI; CPCI-S(ISTP); 0
