| 英文摘要 | 近年来中国房地产市场因为居高不下的住宅价格和不断施行的调控政策受到广泛关注。在中国城市土地国有制度的条件下，房地产市场主要采用将土地的使用权与该地块上房产一并销售的模式。因此，要正确理解当前中国地产行业中的众多问题，我们必须考虑中国城市建设用地出让市场的交易情况，在这种背景下探究中国房地产市场的调控措施，具有一定的理论意义和实践指导价值。正是基于这种思路，本文拟从土地出让市场中不同所有制的竞得方入手，从实证上研究是否不同的所有制企业会对居住用地使用权成交价格的影响有显著差异。较之前文献相比，本文选取的地块交易样本为工业企业作为竞得方的情况，而非主营业务为房地产行业的开发商。为了抑制这些非地产主...; The housing prices in China have soared over the past two decades, which have aroused widespread concerns in society.
