| 英文摘要 | 随着城市化进程的推进，在我国绝大部分地区，房地产业的发展空间很广阔，而且其产出的经济价值每年都在增加，深刻影响着当地的经济发展，但是该产业的发展存在诸如扩张速度过快等问题，所以对其可持续性进行分析就显得尤为重要。 本文依托于国家自然科学基金（G71271180）项目，结合产业生态学相关理论，基于能值分析方法，绘制了房地产业能量流动图和能值系统综合图，构建了可持续性分析指标体系，并且使用实证分析方法对厦门市房地产业系统进行了静态分析；在系统能值模型基础上，依据最大功率原则，使用系统功率等评价指标进行了系统动态可持续性分析，得出了以下主要结论和建议： （1）能值分析方法能够客观的模拟房地产业生...; With the advancement of the process of urbanization, most regions in China, the real estate development space is very broad, and the economic value of its output is increasing every year, a profound impact on local economic development, but there are some problems such as expansion too fast, so sustainable analysis of the industry is particularly important.
