| 英文摘要 | 在我国经济结构调整、改变经济增长方式、实现有质量的经济增长的同时，国家对房地产实施了限购限贷的调控政策，然而，房地产价格陷入了越限越涨的怪圈。同时，我们还发现，自2005至2011年，实行送股、转股政策的公司逐年递增，而派发现金股利的公司寥寥无几，那么，为什么房地产上市公司愿意大规模送股、转股，而不愿意派发现金股利呢？不同的股利政策与房地产上市公司经营业绩有何关系呢？ 本文运用2011年房地产上市公司的经验数据，构建了房地产上市公司盈余质量评价体系，对房地产上市公司不同股利政策与盈余质量进行对比研究，探求股利政策制定的动因。结果表明：派发现金股利的房地产公司的盈余质量最高，有送股、转股的公司...; Nowadays, with the adjustment of economic structure and economic growth, China has made its efforts to improve the quality of economic development.
