| 英文摘要 | 本文首先对目前关于地产整合的相关文献进行论述，随后本文根据研究意图，建立了房地产企业整合理论模型，并提出在不同的整合方式、被整合主体、被整合土地性质以及整合目的等影响因素下，房地产整合五要素土地、资金、人才、管理体系、企业文化的整合效果可能存在一定差异的假设。 本文依据理论模型，以瑞赛公司为案例，对相关假设进行验证，得出如下结论： 土地整合主要受被整合土地的性质和整合的目的影响（对自有土地进行市场化开发常会带来利益冲突，从而显著增大土地整合的难度）；此外，土地整合也受整合方式（财务收购效果较好）与被整合主体影响（同一央企内部土地整合的困难程度远远超过了与其他企业的整合难度）。 资金整合则...; This article first discusses the current literature on real estate consolidation and then established the integration of theoretical models of the real estate business based on the research intent.
