英文摘要	本文在比较法的基础上对建筑物区分所有权人组织的职能发挥作了较详细的研究，旨在通过研究其他国家和地区区分所有权人组织的职能发挥制度的理论与实践，为我国的制度完善提供参考。本文由前言、正文和结论三部分组成。其中正文共分为三章：第一章阐述了与本文主题相关的两个概念：共有财产和管理规约。选择二者进行阐述的原因在于，区分所有权人组织的主要职能是管理共有财产，执行管理文件。而管理文件中的管理规约则素有区分所有权人组织“宪章”之称。第二章主要从区分所有权人组织如何对共有财产进行管理、如何筹集资金以及如何行使规则制定权三个方面阐述了区分所有权人组织的职能。第三章主要从公司理论、侵权理论和合同理论角度分析了区分...; This article is a detailed study on the functions of the condominium associations in comparative law.
