中文摘要	随着城市化的发展和旧城区的改造,我国部分城市传统商业中心区显现发展困难甚至衰退的迹象。文章以厦门市传统商业中心区为例,剖析了传统商业中心普遍存在的问题,并提出了发展的思路及对策。研究采用普查和问卷调查方法,做了两类的基础调查,即厦门传统商业中心区商业网点类别、营业面积、营业人员、企业历史、商业业态及土地利用调查;厦门本地居民、周边消费者及游客出行厦门的特点及影响因素,消费需求及趋向问卷调查。商业网点调查共获取1077家商家详细数据,消费问卷调查共获取600份包括人口社会学属性的有效问卷。调查数据分析结果表明,传统商业中心区存在着地位下降,业态结构和空间布局不合理,土地利用不充分,环境容量不足、环境质量差等问题。其发展的思路及对策包括:以"步行街区"作为传统商业区更新发展方向,调整业态和业种,实现零售商业结构合理化,整体设计"街容店貌",不断完善公共设施等。; Along with the quick development of urbanization in China,urban traditional commercial areas are facing the challenge from new commercial centers,and business was declining and customers were losing.Finding good solutions to the problems becomes an imminent task which needs to be stressed in the processes of urbanization.In this study,two types of questionnaire were designed.First type of questionnaire is for investigating retailers,and second for random interviewers.1 077 retailers from different streets in the traditional commercial areas were investigated.Location,shop area(size),employees,annual sale,businessshape,goods for sale,horizontal and vertical land uses were included in the first type of questionnaire.Age,provinces that people from,sex,and consumption were included in second type of questionnaire.Based on field investigation and questionnaire analyses on land uses,commercial network,and consumption in traditional commercial center,the study showed that cloths shops were largest number of retailers in most of streets in the areas.Most second and over second floors of the buildings or the shops along the streets are apartments,and not for commercial uses.The old streets in the areas are often narrow,and transportation is not very smooth.Meanwhile,there is no green space in the areas for entertainment.Therefore,insufficient land use,unreasonable spatial location and businessshape,insufficient environmental capacity,and poor environmental quality are attributable to the declined traditional commercial areas.Therefore,suggestion and new strategies for resoling the problems are discussed.The walking commercial area rather than walking street is recommended as a good solution for new development of the traditional commercial area.The functions of the commercial streets in the area need to be re-planned under the principle of specialization.The retailing businessshape and categories need to be adjusted.The street and retailers should be integrated for a new designing,and sustainabily improve public facilities.; 【作者单位】集美大学城市与区域发展研究所理学院；【作者英文名】CHEN Yu-hui,WANG Yong-xing(Institute of urban and regional development & Science School,Jimei University,Xiamen 361021,Fujian,China)
